Arleen Scavone
Arleen Scavone CEO & Founder

With 25 years of solutions-driven energy and expertise, OpExNow CEO and Founder, Arleen Scavone has established OpExNow as a go-to resource for organizational change management. Arleen's dynamic leadership and proficiency in strategy definition, execution plans and operational readiness insures that OpExNow clients get the desired results. Flawless execution and a track record of project management success have gained Arleen the respect of mortgage banking executives around the country.

Currently, she offices at one of the nation's largest Financial Institutions, leading a team in designing and executing their conversion to a new servicing system. Mobilizing large scale projects under regulatory directives is her specialty, in the forefront of the response to the 2011 OCC Foreclosure Lookback Directive, a project that touched more than a million customers. She also led the OpExNow team that consulted with leading Mortgage Servicers to successfully implement and then increase their respective borrower participation under the MHA-HAMP program. Leveraging her systems and process integration expertise, Arleen reengineered the operational and organizational platform within a prestigious Private Label Servicer to deliver service excellence to their high networth and managed asset. Arleen directly consults with clients of all sizes include Bank of America, Wells Fargo, Morgan Stanley, Saxon, Nationstar, Prospect Mortgage, Stonegate Mortgage, Boeing Employees Credit Union, Western Federal Credit Union, Arizona Federal Credit Union and more.

As a Senior Vice President for Washington Mutual, she managed sales and operations over a nine-year tenure. Prior to that, she directed First Bank's $1 billion newly acquired 30-plus retail branch and small business banking profit center. Other financial institutions she has served include Chicago Title, Fidelity National Title, Lockheed Federal Credit Union, Countrywide Mortgage, Great Western Bank and HomeFed Bank.

Arleen has assembled an exceptional team of accomplished professionals ready to take on the most challenging projects. Under her leadership, the OpExNow team has raised the bar for achieving and exceeding targeted business objectives from start-up to growth, merger and acquisition, and turnaround situations.

Arleen is a graduate of the Graduate School of Retail Bank Management at the University of Virginia and has completed 30-plus years of company-sponsored training and external development programs including WaMu Leading Large, Chairman's Challenge and Six Sigma.


Stephen Faulkner
Stephen Faulkner Partner, Managing Director of Strategic Business Development

As Partner and Managing Director of Strategic Business Development Stephen Faulkner brings more than 30 years of diversified senior executive experience in mortgage banking operations. His creative, results-oriented management philosophy has consistently improved the performance of mortgage banking organizations.

Immediately prior to joining OpExNow, Stephen served as President and COO of Vericrest Financial, a highly rated special servicer, where he implemented several unique solutions to improve loss mitigation efforts. Stephen also led efforts to develop proactive compliance and quality control, insuring a strong control environment. The results at Vericrest led to multiple ratings increases from both Fitch and S & P.

In previous positions, he developed and executed organizational restructuring, strategic outsourcing and process improvement initiatives at several mortgage servicers, resulting in annualized cost savings exceeding $100 million. Stephen directed the operational integration of two mortgage servicing platforms with over 300,000 loans and associated loan balances exceeding $38 billion, resulting in increased efficiency and effectiveness of servicing.

As Senior VP of Loss Prevention for Saxon Mortgage, Stephen led the development of process design and qualification tools that allowed early implementation of HAMP program, resulting in over 33,000 trial modifications in the first 90 days. His efforts in strengthening controls and procedures in Investor Reporting and Investor Accounting departments at one firm resulted in obtaining a FNMA top tier rating and a servicer excellence award.

Stephen holds a B.S. in Accounting from the University of Alabama. He is a licensed CPA in the State of Texas.


Alisa Neira
Alisa Neira Engagement Manager

With more than 20 years of progressive experience in mortgage servicing operations management and project management for mortgage industry leaders, founding partner Alisa Neira is a consummate servicing professional with deep knowledge in Loan Modification, Loss Mitigation, Foreclosure, Investor Reporting/Accounting and Cash Management. She quickly diagnoses root causes and mobilizes work efforts to execute immediate business improvement strategies.

Alisa deploys superior program management skills and has a keen talent for developing processes and analytics for business strategies that reduce costs and leverage resources more effectively.

Most recently, Alisa has led the initiative to define, mobilize and drive the successful effort to improve MHA Servicer Assessment compliance program public ratings and realize the return of MHA incentives for a Top 5 mortgage servicer. She has also developed a project management methodology tool set and protocols for a prestigious Top 10 servicer, and conducted PMO methodology Boot Camp training for more than 80 business owners and projects managers, while organizing and restructuring a project queue of over 100 existing projects to align with strategic principles.

While at one of the Top 10 servicers, Alisa supported the overall implementation of the MHA Program processes and user acceptance testing, and also helped coordinate related audit activities, ensuring that executives had the right visibility level for pending risks.

Her extensive expertise also includes reporting and reconciliation for all key investors: FNMA, FHMLC, GNMA, RFC, REMICs, and private Actual/Actual and Scheduled/Scheduled investors.

Alisa is a concise communicator with exceptionally strong relationship management skills. She has achieved the certified Project Management Professional designation (PMP).


Binh Hua Engagement Manager

In 15 years in the financial services industry, Binh Hua has acquired strong expertise in risk management, controls and operations for trading, structured finance, and mortgage acquisitions, securitization and servicing. Binh assists his clients with their greatest challenges to achieve meaningful, lasting and substantial improvements to their organizations and business lines.

Currently working with one of the industry's largest mortgage banking organizations, Treasury Relationship Management group, Binh is focused on key priorities including outreach and policy adoption and implementation to comply with the Treasury Department's MHA program.

Previously, Binh created pilot programs for many critical initiatives for large mortgage servicers and Fannie Mae. These pilots, which have been deployed nationally, have included Mortgage Help Centers, loss mitigation, modification, short sale, condo and REO solutions for multi-billion dollar mortgage portfolios.

Binh holds a BA in Economics from the University of Rochester and an MBA from Georgetown University. He is actively involved with the Mortgage Bankers Association and the American Securitization Forum. He also serves as a board member and committee lead for Bethesda Cares, a nonprofit organization fighting homelessness.


Randall Joyner Engagement Manager

Randall Joyner has more than 25 years of varied levels of management experience in multi-national, fast growth and start up organizations. He has demonstrated knowledge in IT and business processes with a focus on Operational Risk Management principles within the financial services industry including Retail Banking, Loan Origination, Fulfillment, Servicing, Loss Mitigation, Default and Information Technology. Randall’s cross functional experiences provides flexibility for adapting to interactions with both business and technology teams.

His multiple short and long term consulting engagements have included successful Policies and Procedures program implementations, systems implementations, Business Continuity Program implementations, Operational Assessments, training development / delivery and CFPB compliance adherence with ongoing regulatory changes/audit remediation.

Randall maintains industry recognized Certifications – Master Business Continuity Professional (MBCP), Certified Information Systems Auditor (CISA), Certified Information Security Manager (CISM) and Project Management – Lean Process Certified (PM-LPC). These highly specialized certifications allow him to bring unique perspectives when Managing Projects and when conducting general or targeted operational assessments.


Michael Morris Engagement Manager

Michael Morris has more than 20 years of experience in Portfolio Management, Risk Management, and Quality Control. He has extensive knowledge in developing and maintaining Quality Control requirements for Originations and Servicing. He is well versed in regulatory touch points for mortgage banking, banking, and financial services. He has broad expertise in operations management, compliance management, QC technology, and regulatory change management. He has years of experience in multiple asset classes including mortgage loans (1st, 2nd and HELOC), credit cards, auto, manufactured housing, recreational vehicles, marine, and unsecured consumer transactions.

His engagements include developing and implementing the quality control and compliance framework for Originations (prefunding and post-closing), Servicing (Loan Administration and Default Management), Investor Reporting and Accounting. Each engagement includes compliance with Freddie Mac, Fannie Mae, FHA, VA, USDA, Ginnie Mae, federal and state regulation. He has successfully led multiple compliance engagements and pre-examination assessments for CFPB, Fair Credit Reporting Act, Flood, Homeowners Protection Act and many other regulatory assessments.

Prior to consulting - Michael led the operational risk and quality control departments. He has held key positions in past CFPB and State Legislative Steering Committees, and the Quality Control Oversight Committee. His expertise and experience helps him to successfully advise clients on their compliance and quality control efforts.
